5 Quick Tidbits about Home Inspections 😏🏡🔑 1. How much does a home inspection cost? 🔑➡️ The General Home Inspection averages $250-$450 (based on sqft, foundation, extra features, etc.)- normally paid upon inspection. Highly suggest including inspection costs in your home buying budget! 2. When should I schedule the home inspection? 🔑➡️ You’ll want to schedule inspections during your due diligence period, which begins the following day upon your contract being accepted and ratified. 3. Who orders the home inspection? 🔑➡️Your real estate agent is the best person to schedule your inspections since they’ll need to coordinate with the listing agent and seller accordingly. Ask your realtor for recommendations on inspectors if you don’t have a preference. They typically have a list of vendors they can reference for you! 4. Do I need to be present for the home inspections? How long will it take? 🔑➡️ General home inspections can range anywhere from 2-4 hrs depending on house size/condition. It is not imperative for the buyer to be present for the home inspection however, we always recommend that home buyers at least be present for when the inspector reviews his findings w/ you. That way, buyers can better reference any issues and ask the inspector any questions. 5. Is a general home inspection the only inspection I should get? 🔑➡️ This depends on your preference and condition of the home. Typically, buyers may want to start with the general home inspection, which will then help determine if additional inspections are necessary. Generally, many of our clients will at least have a General, HVAC, & Termite inspection completed during the diligence period for safe measure. 🔑 Key Point 🔑 Do not skip on getting a home inspection! First attempt at drawing my client's new home! 🏠 Pretty proud of this piece, even if my only medium was an old graphite golf pencil...✏⛳💁‍♀️ • The backstory behind this piece is simple: I tried to order a painting of the home from a more professional artist but she was so backed up by other orders, there was no way it would have been completed by the closing date. So I took it upon myself to re-kindle my middle school art skills and creativity and try to finish the piece myself. 🎨 • And so here it is... But because of who I was. - But once I started my collegiate golf career, my entire attitude completely changed. There are a lot of ways to describe my college golf experiece but there's one that embodies it most for me: Sheer gratitude. 🙏 - I'm grateful for the extraordinary lessons I've learned, the people I've met and especially those who have enabled me to have this unique experience, the perspectives I've gained, and the person I've become. #conquerandprevail am I right? - - Making that last putt of my career on that final tourney day, I knew I was already gonna miss everything about this experience: the fiery competition, early morning workouts, supportive golf community, the nerves and excitement of hitting that first shot of the tournament. 😭 - - So seeing myself plastered on Wofford's travel van that was once used to transport our crazy golf team to and from tournaments all across the east coast brings back a wave of memories and nostalgia; highlighting that sense of gratitude I have for this sport and everything that comes with it. I am proud to be identified as a golfer. But in the long run, it's truly the only way to start the real healing. - One trick that's helped me do this is to imagine that person you're resentful of as just a little kid, not knowing what they do but doing the best they can to protect themselves and attempting to deal with their own suffering in the only way they know how. People act poorly because they're in pain or confused or both. Understanding this, and imagining the person who's hurt you as a sweet little innocent child with big puppy dog eyes, may help you feel compassion for them, which is KEY to forgiveness. - And same goes for anything you feel you need to forgive YOURSELF about.
